Grade II Listed Building Full Refurbishment & Extension

This project involved the full transformation of a tired, run-down property into an ultra-modern country home. Delivered as a complete design and build scheme, the works included a comprehensive house refurbishment, rear extension, roof works, and extensive stone repair. As a Grade II listed building, the project required careful coordination to preserve the historic character and fabric of the property while introducing modern layouts, finishes, and services.

The scope of works covered the full internal refurbishment of the house alongside structural alterations to support the new configuration. A rear extension was constructed to enhance living space, and roof works were undertaken to improve both performance and longevity. Significant stone repair and restoration formed a central part of the project, ensuring the integrity and appearance of the listed building were maintained. Modern kitchens, bathrooms, and en-suite facilities were installed throughout, carefully integrated within the existing structure.

One of the primary challenges was delivering a complete design and build solution within the constraints associated with a Grade II listed property. Retaining and restoring original stonework while incorporating modern construction methods required detailed planning and specialist craftsmanship. Installing contemporary services and high-end finishes without compromising the listed fabric demanded precise execution and close attention to regulatory requirements.

The completed project represents a substantial transformation, turning a neglected historic property into a high-quality, contemporary country home. Original architectural features have been sensitively preserved and repaired, while new layouts and modern amenities provide comfort, functionality, and long-term performance throughout the building.
