Roof Replacement & Loft and Dormer Extension

This project involved a full roof replacement combined with the extension of the existing loft space and enlargement of an existing dormer, creating valuable additional living accommodation. Alongside the structural works, internal improvements were carried out throughout the property, including extensive painting and decorating and the installation of new built-in storage. The result is a home with significantly improved space, functionality, and overall finish.

The scope of works included the complete replacement of the roof structure to support the loft extension and expanded dormer. The enlarged dormer increased head height and usable floor area, allowing the creation of bright and practical additional living space. Internally, painting and decorating were undertaken across the hall, landing, bedrooms, and home office, while new hall cupboards were installed to enhance storage. All associated structural and internal works were carefully coordinated to ensure a cohesive finish.

A key challenge was extending both the loft and existing dormer while maintaining the structural integrity and weatherproofing of the roof. Integrating the enlarged dormer into the existing roofline required careful detailing to achieve a seamless external appearance. The sequencing of roof works alongside internal refurbishment demanded precise coordination to minimise disruption and ensure quality across all elements of the project.

The completed works delivered a substantial increase in usable living space, with a bright, functional extended loft and dormer that integrates naturally with the existing property. Refreshed internal finishes and newly installed storage further enhance the practicality and presentation of the home, resulting in a modernised and well-finished living environment.
